Job Summary
The Construction Project Manager is responsible for managing a wide range of functions necessary to obtain and successfully execute construction projects. They are responsible for ensuring a high quality of service in all dealings with customers, clients, subcontractors and resource providers involved in construction services. The CPM will also be responsible for oversight of the Construction Services Leads and Construction Services Technicians.
Responsibilities:

Customer Satisfaction
- Management of the customer experience and overall customer satisfaction.
- Manage all warranty activities.

Project Planning
- Educate customers on the construction process.
- Identify and document project scope of work.
- Maintain customer and client communications.
- Review estimates.
- Identify any change order or upsell opportunities.
- Obtain customer and client agreement on scope and estimate.
- Ensure proper permits are acquired.

Project Execution
- Review budgets and create work orders for individual subcontractors.
- Create project schedule and timeline.
- Identify and qualify subcontractors and resource providers.
- Review subcontractor estimates and confirm the scope is accurate
- Negotiate terms and set expectations with customers and clients.
- Coordinate inspections with local jurisdictions

On Site Management
- Conduct frequent site visits to ensure compliance with all policies and procedures Answer any questions or concerns the client and/or subcontractors may have pertaining to the project
- Document all project activities including photos, job diary, and signing documents using the approved company software
- Capture progression photographs and/or dockusketch of job
- Track job progression compared to draw schedules as outlined in customer contract.

Project Completion
- Complete final walk through with customer to ensure no punch list items are needed
- Complete necessary paperwork associated with job closeout
- Capture final photographs and/or dockusketch of project
- Ensure no outstanding financial balances exist prior to closeout

Team Management (direct reports)
- Manage Construction Services team to ensure compliance with Team Wall policies and procedures.
- Encourage and help plan the ongoing training of Construction Services team members.
- Schedule regular one-on-one meetings with each Construction Services team member.
- Approve biweekly payroll for Construction Services team and related functions.
- Complete mid-year and year-end performance reviews for Construction Services team members.
- Knowledge of MEP trades
- Previous construction management experience
- Superb customer service track record
- Effective written and oral communication
- Intermediate math skills
- Experience in restoration and/or construction preferred
- Xactimate knowledge preferred
- Must have a reliable vehicle and license to conduct site visits
- Walking and/or standing throughout the day. Frequent driving and sitting. Occasionally climbing ladders. The employee is occasionally exposed to extreme conditions such as heat. The noise level at individual jobsites can be loud.
