- Provide accurate estimates for incoming customer calls and evaluate projects for sale.
- Identify and meticulously document the project scope of work.
- Educate customers on the construction process and manage the overall customer experience.
- Obtain customer and client agreement on the scope and estimate.
- Ensure proper permits are acquired before work begins.
- Manage the recoverable depreciation process to ensure maximum project funding and seamless approvals.
- Review budgets and ensure all budgetary requirements are actively monitored.
- Create comprehensive project schedules and timelines to guide the project through to completion.
- Identify, qualify, and schedule all subcontractors, material suppliers, and resource providers.
- Negotiate terms and set clear expectations with all external partners.
- Plan, organize, and manage internal crews and external subcontractors.
- Ensure all work performed strictly complies with plans, specifications, local codes, and the scope of work.
- Maintain proper documentation for every project, including photos, contracts, and change orders.
- Perform end-of-day and end-of-job debriefs with other superintendents.
- Compile and rapidly resolve all punch list items.
- Perform final walk-throughs with the customer.
- Secure a signed Certificate of Completion and Certificate of Satisfaction from the customer upon job conclusion.
- Manage all ongoing warranty activities after the project is closed.
- High school diploma/GED required.
- Project Management Professional (PMP) certification preferred.
- Experience in restoration and/or construction preferred.
- Superb customer service track record with effective written and oral communication skills.
- Intermediate math skills.
- Walking, standing, sitting, and frequent driving throughout the day.
- Occasionally climbing ladders and working in extreme conditions, such as heat.
- Ability to work in environments where the noise level at individual jobsites can be loud.
- Base Salary: $70,000 - $80,000.
